A comprehensive geotechnical exploration was performed by Central Florida Testing Laboratories, Inc at the request of Hall and Pope Builders, c/o Corless, Slayton & Associates, LLP of Tampa, Florida. The report states the damage to the structure is likely the result of a combination of factors, including consolidation of the upper sand soils, initial concrete shrinkage and sinkhole activity. A two phase program of deep and shallow grouting has been recommended to remediate this property. The deep grouting would utilize twenty-six primary grout injection points and 300-400 cubic yards of compaction grout, followed by the shallow grouting to provide additional stabilization of the loose upper sandy soil. This would be accomplished by injecting a chemical grout around the perimeter of the house at 3-5 feet intervals, with a starting depth of 7-10 feet. The complete report is on file and must be read prior to purchasing this house. Please verify any and all information contained within the report you feel is relevant. |
